Weather, Fire, Air Quality/Smoke, Emergency-Related Issues/Force Majeure/Travel Insurance
If a confirmed road closure, evacuation orders, travel restrictions at your location or ours keep you from being able to get to us, we’ll refund prepaid accommodation fare and refundable fees. If driving (or other) conditions are simply such that you would prefer not to make the trip, all terms listed below apply; we will not refund money because you choose not to come. If the weather or other conditions get bad once you’re here, i.e., power outages, unhealthy air quality/smoke, interrupted supplies of food, fuel, etc., and/or other inconveniences, we will reasonably attempt to help make the balance of your stay with us a comfortable one. You are hereby reminded that our coastal region is already geographically isolated, and may become temporarily cut off to vehicular travel and/or support services during extreme weather, or other events beyond our control (wildfire, earthquake, etc). We will not offer refunds due to any of these occurrences. Also see CANCELLATIONS paragraph. Travel Insurance is available, recommended, and may still be added by contacting one of the providers online.
Confirmation / Reservation Fee / Balance of Payment
You will receive a confirmation and further instructions upon receipt of your initial payment. Please note the Reservation Fee is not a refundable item. The final rent payment is due two weeks before your arrival date. In most cases, the payment will be automatically processed using the credit card on file.
Cancellations / Moving to a Different House Upon Arrival
With at least fourteen days’ advanced notice of a cancellation (30 days for Christmas and New Year's), we will deduct a $20 cancellation fee from any refund that may be due you. With early departure, or cancellation of any of the reserved dates with less than fourteen days’ notice, you will be responsible for the full rent amount. Should Coasting Home, Inc. initiate cancellation of a reservation or a relocation, these terms do not apply.
Damage Protection / Belongings Left Behind
By signing below you also agree to accept responsibility for any damages resulting from your stay that exceed or are not allowed by the damage protection coverage. We are not responsible for items you may have left behind in the home. When you notify us promptly about a lost item, we will make an effort to retrieve and return it to you for $20 handling fee plus the postage cost, but we can't promise it will be foun, or that will be in the same condition as when you left it. (see Check-in / Check-out below)
Occupancy Limit / Parking / Sub-leasing / Guests of Renters
**RESTRICTIONS SUBJECT TO CHANGE DUE TO COVID-19 OR SIMILAR EMERGENCY**
Maximum occupancy allowed is indicated in your confirmation. No more than that number are to be in the home at any time. If you desire to have a gathering that will exceed that number you MUST receive permission from the rental office at the time of making the reservation. Parking may be restricted, and all vehicles must be in the garage or driveway. NEVER PARK ON GRASS. You are solely responsible for all terms and arrangements. You may NOT sub-lease your stay, or leave early and allow someone else to remain for the length of your rental. If you plan to split time in the rental home, you must notify our office and BOTH PARTIES must sign this rental agreement. BOTH PARTIES will be held fully responsible for all terms and arrangements. The rental record and potential for additional charges or fees is affected by violations regardless of which party violated.
Cleaning / Linens
Your rent payment covers the cost of our cleaning and linens. This fee provides for a standard amount of linens for your stay, and thorough cleaning after your departure. If extra cleaning, (more than 4 hours) or excessive laundry is required, an additional charge at the rate of $40 per hour will be charged.
Smoking
SMOKING IS NOT ALLOWED IN ANY RENTAL HOME. If you must smoke, do so outdoors. Keep doors and windows closed to avoid smoke drifting inside. There must be no cigarette butts or other debris left on premises. It can be very costly to remove odors from smoking, and those costs will be assessed to the guest.
Pets
We do have several pet-friendly homes, but these are the only homes where your pet may come, with advance notice only, and with an additional pet fee. IF THERE HAS BEEN NO PRIOR AGREEMENT WITH COASTING HOME, YOU MAY NOT BRING A PET TO THE HOME, EVEN IF IT’S PET-FRIENDLY. All homes must allow a bona fide service dog, acting in support of an occupant at no added cost. This must be disclosed at the time or booking. All other pet rules and etiquette apply to service dogs.
Check-in / Check-out
Check-in time is 4:00PM. Check-out is 11:00AM. Prior to your arrival date, you will receive arrival instructions by text message, an email, or simply a verbal communication containing directions to your rental, as well as the lockbox code to access your entry key. (Additional items will be found in the home including any applicable guest passes, check-out instructions, emergency information, etc.) Please use our messaging system to check in and out, or call the rental office to inform us of your arrival, and again to notify us at the time of your departure. Remember to be sure you have packed up all your belongings before departing.
Reassignment / Showing by Real Estate Agents
If necessary, Coasting Home reserves the right to reassign your reservation to another home. Rarely, a home may be listed for sale. This may result in the request to show the home during your stay. This may ultimately result in the sale of the house prior to your arrival date. We reserve the right to reassign you or (when unavoidable) cancel your reservation. Refer to preceding CANCELLATIONS paragraph.
Violation of Terms
Violation of any of the stated terms of this contract, i.e., pets, BYOL, maximum occupancy, etc., could increase your reservation charges. In addition, you will be liable for any additional costs resulting from the violation including fines to the homeowner, damages, or other losses.
ADDITIONAL TERMS AND CONDITIONS
Coasting Home or the homeowner does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will Coasting Home or the homeowner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, PANDEMIC, or other reasons beyond its control. Many of our properties are along the ocean bluff or otherwise have steep cliffs. Do not go near the edges and do not allow children to roam the property unattended.
HOLD HARMLESS Occupant agrees to indemnify, defend and hold harmless Owner and Coasting Home from all claims, disputes, litigation, judgments, costs and attorney fees resulting from loss, damage or injury to Occupant, Occupant's guests or licensees or their personal property. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors, or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
MEDIATION/ARBITRATION Parties agree to mediate any dispute or claim arising between them in a location reasonably proximate to Gualala, CA. If not resolved, each agree to binding arbitration before an arbitrator in location reasonably proximate to Gualala, CA. Mediation or Arbitration fees will be paid by each party.
OUR WARRANTY Coasting Home warrants only that the home and its equipment and appliances are in good working order (unless otherwise disclosed to you in advance) as of the last inspection by our staff. If any equipment or appliance (including hot tub) becomes inoperable during your stay, please report it promptly to our office. We will make every effort to correct the problem, however we cannot guarantee full or immediate resolution. We will not issue refunds for any inconvenience or disappointment resulting from these factors.
